2. Problems With the Chimney Flashing
The chimney flashing is one of the more miserable parts of the roof, partly due to its location. The chimney itself is one of its more vulnerable parts, so it’s important that its flashing remains in good condition throughout the year. If not, you’ll need to have repairs done to maintain this component or replace it completely.
3. Daylight Coming From the Roof Boards
This is another hidden warning sign. Daylight coming from the roof boards is a sign that the surface of the roof might not be as secure anymore. Specifically, the underlying decking has rotted, likely because of moisture damage. This will require more in-depth repairs compared to other problems.
4. Missing Shingles
Finally, don’t discount missing shingles as simply due to strong winds. The roof shingles will lose its stability and waterproofing texture over time, and you’ll know it’s up when it starts feeling loose. Missing shingles can also be due to extra weight coming from clogged gutters that are pulling the roof down with their extra weight.
